What is Guaranteed Rent?

Guaranteed rent for landlords is a rental agreement typically offered by a company that ensures a steady income for a long term, usually between 3 to 5 years. This arrangement has no void periods, meaning landlords receive consistent rent payments regardless of tenant occupancy. Additionally, properties are maintained throughout and professionally cleaned weekly, ensuring they are well looked after and left in pristine condition. This approach provides peace of mind for landlords knowing their investment is secure and managed effectively.

How Does Guaranteed Rent Work?

1. Application / Property Approval

After you complete the guaranteed rent inquiry form, we will assess your property/application and conduct a brief background check to provide you with a prompt estimate for our offer.

We will then reach out to inform you of your property's potential value and aim to schedule a viewing at the earliest opportunity. Our goal is to offer market rent or higher for your property.

2. Agreement / Viewing

After we have inspected your property, we will send you a revised formal offer within 24 hours, which you choose to accept or decline.

This offer will outline our terms, the duration of the contract (typically 3-5 years), our proposed plans for any necessary work, and a breakdown of the rent payments.

We are open to flexibility regarding the terms and encourage any suggestions from landlords or agents.

3. The Tenancy Commences

After confirming terms of the guaranteed rent with you as the landlord, we will assume responsibility for the property's maintenance and make the initial rental payment.

We will coordinate any necessary upgrades to enhance the property and start offering high-quality serviced accommodation to our clients in the area. Once the property is fully set up, we always invite our landlords to come and see it in its best condition.

4. Annual Review

As the contract nears its conclusion, we will inform you of our interest in extending it. Typically, we will conduct an annual review to express our intention to renew.

If both parties are in agreement to proceed with the renewal, we will either draft a new contract or extend the current one. If we decide to part ways, we will ensure that the property is returned you in the same or better condition than when we started.
